STYLING TO SELL: A room by room guide to staging your home.

A modern, staged home with clear benches and some greenery in a vase on the dining table

When it comes to selling your home, first impressions are everything. And when you only have a matter of minutes to impress a buyer, you don’t want them focusing on mismatched furniture, or family photos.

Staging your home is so much more than an aesthetic touch up – it’s a strategic move to make your property shine, highlighting your home’s strengths and fostering an emotional connection. But how do you make sure your home stands out to potential buyers? We sat down with Trish Greening, Owner of Wow Factor Property Styling, to get expert tips on staging your home.

The foundations

Declutter, Declutter, Declutter: A cluttered space can be off-putting. Make sure every corner of your home is clutter-free.

Personal Memorabilia: As much as we love our family photos, it’s crucial to create a neutral space to help buyers envision themselves living there. When you leave behind family pictures and mementos, buyers can feel like they’re imposing and won’t look thoroughly at the house.

Furniture: Put any unnecessary furniture in storage to make the space feel more spacious.

Living room: Your home’s welcome mat

The couch: It’s often the centrepiece, so make sure it’s impeccably clean, and consider adding decorative cushions that align with the overall décor. A rug under the coffee table can tie everything together.

Green touch: Nothing says fresh like a live plant or a vase of fresh flowers.

Lighting matters: Switch off overhead lights and opt for the warm glow of a floor lamp or table lamps.

Kitchen: The heart of the home

Minimalism wins: Embrace clutter-free countertops, relegating appliances to cabinets, and brightening the scene with plants or flowers.

Dining room: Where stories unfold

Streamline the space: If you have a six-seater, but you squeeze in an additional two chairs, store those extra chairs to enhance the room’s spaciousness. Additionally, keep the surfaces of buffets or cabinets clear for a tidier appearance.

Subtlety is key: Over-staging, like setting the table, can be excessive. Focus on creating a clean, inviting space.

Bedrooms: Personal retreat

Understated elegance: Opt for a neutral-toned quilt cover adorned with a couple of cushions which match the carpet or paintwork. Enhance the cozy factor with a tastefully draped throw.

Bedside etiquette: Clear bedside tables of personal items like books or water bottles, leaving only the essentials like a lamp, or decorative items.

Bathrooms: The oasis

Space illusion: You don’t want potential buyers to think you’re short on storage, so clear the vanity, accessorising it sparingly with a pump soap or ornament.

Shower space: Keep personal items out of sight. If you have a niche, it can be decorated with a high-end body wash.

Mirror magic: Sparkling mirrors expand the room, offering an airy feel.

Outdoor entertaining spaces: Nature’s lounge

Furniture etiquette: A tray on the table with glasses and a decorative water bottle can enhance appeal. However, if your furniture looks dated, consider going minimalist.

Garden: The green canvas

Trim and clean: A meticulously mowed lawn with sharp edges enhances the garden’s allure, presenting it as easy to maintain. If you can, add a layer of mulch to garden beds for a refined touch.

Pressure cleaning: This can breathe new life into surfaces and walls.

Fence facelift: Fence looking tired? A simple coat of paint can make a dramatic difference.

The stylist’s touch

Thinking of going the DIY route? While it’s tempting, a professional stylist brings expertise and a trained eye. They understand buyer preferences and will be able to amplify your home’s potential.

Staging is an investment. It will improve your sale price and even if it adds just 5% or 10% to your home’s value, it’s worth every penny. For instance, on a million-dollar home, you’re looking at an added value of $50,000 or even $100,000!

If you’re thinking about selling your home, stay tuned to our Facebook page. We’re soon unveiling a competition on our Facebook page, where you can win a $2,000 styling voucher with Wow Factor Property Styling, including a complimentary in-home visit and consultation!

Remember, in the world of real estate, presentation matters. With strategic staging, you can make sure your home doesn’t just get viewed, but remembered.
